San Jacinto This 4 bedroom 2 bath home in San Jacinto, CA was sold using the auction process. Bidders that attended the auction were required to bring $20,000 cashier's checks in order to participate. On the day of the auction there were 23 registered bidders all ready to compete for the distinguished title of "Winning Bidder." After a 5 minute, intense, bidding war the final price came in at $302,500. The winning bidder seemed extremely excited as she made her way to the registration table to sign the purchase agreement. Within minutes after she won the auction she experienced buyer's remorse and did not want to purchase the property. We told her that she would then have to forfeit her non-refundable, $20,000 deposit. After speaking with her husband on the phone she signed the purchase agreement and said that she would figure out a way to close escrow. After about a week she called us and said that she had found a "replacement" buyer that was pre-qualified, and could close escrow within the allotted time. We agreed to allow the new buyer to close escrow on the property, but only if the original buyer still had her $20,000 at risk if the deal fell through. After a short escrow, the new buyer closed on the property and the rest is history. This, once again, goes to show how when people put up large non-refundable cashier's checks, the chance of closing escrow sky-rockets!
